Most property ad accounts start with a budget and a creative folder. Few start with a clear picture of who the buyer or tenant actually is. The result is familiar: broad targeting, generic headlines and landing pages that try to speak to everyone at once.

A simple fix is a one-page buyer persona card for UAE property campaigns. Not a long research report — a fill-in template your marketing and sales leads agree on before the first dirham of media spend. This post gives you that template, plus how to use it without inventing fake statistics or imaginary clients.

What a persona card is (and is not)

A persona card is a short profile of a type of enquiry you already see: end-user buyer in a family community, investor comparing off-plan payment plans, or tenant relocating for work. It is built from patterns in your CRM and portal leads, not from invented demographics.

It is not a promise of conversion rates, and it is not a substitute for proper tracking. Use it beside your UTM naming template so each campaign points at one primary persona.

The fill-in template

Copy this structure into a Notion page, a shared doc or a custom CRM item. One card per persona. Keep each field short enough to read in a stand-up.

1. Card header

  • Persona name: a shorthand label only (for example "Marina end-user couple"), not a fake personal name presented as a real client
  • Primary goal: buy to live, buy to invest, lease, or short-term stay
  • Urgency: exploring / comparing / ready to view this month
  • Main channel that usually finds them: portal, Google, Meta, referral, walk-in

2. Search and shortlist behaviour

  • Communities they shortlist first
  • Beds / budget band they typically filter for (use ranges your team already sees, not invented averages)
  • Must-haves (school proximity, marina view, maid's room, pet policy)
  • Deal-breakers that make them bounce from a listing or landing page

3. Questions they ask in the first 48 hours

List five real questions from WhatsApp, calls or form notes. Examples of the type of question, not fabricated quotes from named people:

  • Service charge amount and what it includes
  • Payment plan milestones for off-plan
  • Earliest viewing slot
  • Whether the price is negotiable
  • Documents needed to proceed

Those questions should drive your FAQ block, ad primary text and the first reply templates agents use.

4. Proof they need before they trust you

  • Licence and RERA visibility on the site
  • Clear agent photo and direct contact
  • Recent, honest listing photos
  • Transparent fees language
  • A simple next step (book viewing, request brochure, WhatsApp)

If your site still hides licence details, fix that before you scale ads — see how trust signals sit on the homepage in related website work, and choose channels carefully (Google vs Meta ads for UAE property leads).

5. Offer and creative angle

  • One primary promise for this persona (not three)
  • Creative formats that fit (listing carousel, community film, payment-plan explainer, agent walkthrough)
  • CTA that matches urgency (brochure vs viewing vs callback)
  • Exclusions: audiences or communities this campaign should not try to cover

How to fill the cards without inventing data

  1. Export or filter the last one to three months of won and lost deals by community and source.
  2. Read twenty recent first messages. Highlight repeated questions.
  3. Ask two senior agents which three enquiry types waste the most time when targeting is wrong.
  4. Write three cards maximum to start. More than five usually means you have not prioritised.
  5. Review cards every quarter when communities or product mix change.

Do not invent conversion percentages, average budgets or testimonials. If a field is unknown, leave it blank and mark it as a research gap.

Using the card in a live campaign

Before launch, the media buyer, content lead and sales lead each initial the card. Then:

  • Ad copy answers the first-48-hours questions
  • Landing page hero speaks to the primary promise only
  • CRM lead source and UTM content parameter name the persona shorthand
  • Follow-up sequence matches urgency (exploring vs ready to view)

When you retarget, keep persona separation so a cold explorer does not get the same "book today" pressure as a hot viewing request. Pair this with a disciplined retargeting checklist.

Common mistakes

  • Persona as fiction. If nobody on the floor recognises the card, rewrite it from real enquiries.
  • One card for the whole Dubai market. End-users and investors need different promises.
  • Card never reaches creative. Pin the card in the campaign brief folder.
  • No CRM link. Without a source or content tag, you cannot tell which persona actually enquired.

Persona cards and the sales handoff

Marketing can build a beautiful card and still lose the thread if sales never sees it. Put the persona shorthand on the lead or deal as a required picklist when the enquiry is created from a campaign. Agents then know which promise the client already heard, which questions were answered in the ad and which objections are still open.

In stand-ups, review two or three new leads per persona. Ask only: did the landing page match the card, and did the first reply match the first-48-hours questions? That keeps the card alive without turning it into a branding exercise.

Where to start this week

Create three blank cards. Fill only header, must-haves and first questions. Run your next small campaign against one card only. Compare enquiry quality with the previous broad campaign — quality of conversation, not invented win rates.
