Property Detail Pages That Convert: Checklist for UAE Agency Sites

A buyer opens your agency site, taps a listing, and lands on a property detail page that looks unfinished: blurry photos, a price with no currency context, a map that does not load on mobile, and a form that asks for more fields than a portal enquiry. They leave. The same unit may be performing well on Property Finder or Bayut, which tells you the product is fine and the page is not.

This property detail page checklist for UAE agency sites walks through the anatomy of a converting detail page section by section. Use it when you redesign, when you launch a new community guide, or when you audit a batch of listings that get views but few enquiries.

What a property detail page has to do

On an agency website, the detail page is not a brochure. It has three jobs:

  1. Confirm fit fast — bedrooms, size, community, price and availability should be obvious within a few seconds on a phone screen.
  2. Build trust — photos, floor plans, accurate facts and clear contact options reduce the fear of a wasted viewing.
  3. Capture the enquiry — a short form, WhatsApp and call options that land in your CRM with the listing reference attached.

If you are rebuilding the whole site, pair this checklist with our notes on mobile-first real estate websites in the UAE and the property search and lead form checklist.

Above the fold: the first screen on mobile

Most traffic will open the page on a phone. Treat the first screen as a mini advertisement for the unit.

  • Hero photo or gallery start: a sharp lead image that loads quickly. Avoid a heavy slider that blocks the rest of the page.
  • Title line: community or building, bedrooms and type (for example “2BR | Dubai Marina | Partial sea view”), not a vague marketing slogan.
  • Price block: sale price or annual rent, clearly labelled, with payment frequency for rentals.
  • Primary CTA: “Request a viewing” or “Enquire” next to secondary WhatsApp and call buttons.
  • Status chip: available, under offer, or reserved — so agents are not chased for units that are already gone.

If the first screen needs a scroll to find the price or the form, fix that before you touch anything else.

  • Lead photo, living areas, kitchen, bathrooms, bedrooms, view and building exterior in a sensible order.
  • Consistent aspect ratios so the gallery does not jump while loading.
  • Floor plan as a dedicated item, not buried in the middle of lifestyle shots.
  • Optional short video or virtual tour link, clearly labelled, that does not autoplay with sound.
  • Alt text that describes the room or view for accessibility and search, without stuffing keywords.

Weak photos are one of the reasons listings underperform on portals too. The same discipline you use for Property Finder should apply on your own site.

Facts block: the non-negotiables

Present facts in a scannable grid, not a long paragraph:

FieldWhy it belongs on the page
Reference / permit numberBuilds trust and matches portal advertising rules
Community and buildingBuyers filter by location first
Bedrooms, bathrooms, size (sq.ft / sq.m)Core comparison fields
Furnishing statusAvoids wasted viewings
Parking and amenitiesOften decide between two similar units
Availability / handoverCritical for off-plan and vacant rentals
Service charge note (if you publish it)Reduces surprise objections later

Pull these fields from your CRM listing record when you can, so the website, portals and agent scripts stay aligned. Our guide to syncing listings across Property Finder, Bayut and Dubizzle covers that single-source approach.

Description, Arabic and English

Write for humans first. Open with who the home suits, then cover layout, finishes and nearby landmarks. Keep the tone factual. If you publish bilingual pages, give Arabic and English equal care rather than a thin machine translation under a polished English block. See our Arabic–English real estate website guide for structure tips.

Map, nearby and social proof without inventing claims

  • An accurate map pin for the building or community, not a decorative city skyline.
  • Links to your own community or area guide pages when you have them (see our post on community area guides for UAE agencies).
  • Agent card with photo, name, languages and licence details where relevant — not a generic “sales team” alias.
  • Similar listings from the same community to keep browsing on your site.

Skip invented “most popular” badges or fake review counts. Real trust comes from accurate facts and fast replies.

Enquiry form and CRM capture

Keep the form short: name, phone or WhatsApp, email optional, message optional, and a hidden field for the listing reference and page URL. Confirm that every enquiry creates a CRM lead or deal with source “Website” and the listing link filled in. If forms still dump into a shared mailbox, fix capture first — our portal leads into Bitrix24 approach applies the same way to website forms.

Technical and compliance pass

  • Page title and meta description unique per listing or thoughtfully templated.
  • Fast image delivery (compressed, correctly sized) so Core Web Vitals stay healthy — see real estate website speed myths.
  • Working WhatsApp deep link with a prefilled message that includes the reference.
  • Advertising permit / QR details shown where UAE rules require them.
  • 404 and “no longer available” handling that suggests similar units instead of a dead end.

Quick audit scorecard

Score each live detail page 0 or 1 on: first-screen clarity, gallery quality, facts grid, bilingual description, map, agent card, short form with listing reference, WhatsApp CTA, permit details, similar listings. Anything under eight needs a fix before you spend more on ads pointing to that URL.
